We show 330 closed sales, which is up 1.5% over the prior month. This number can be misleading as most homes take 30-40 days to close escrow, which means these homes actually went under contract back in February or March.
The median sales price is up 3.6% to $963,500 and it took an average of 27 days on the market (up 8% from March) to go under contract. That means that these homes were most likely listed in January to February.
Now for the active inventory. We currently have 984 active listings, up nearly 26% over the prior month, which includes 659 NEW LISTINGS, which is up 18.5% over the prior month. That means about 325 listings did not sell last month. This gives us a 2.9 month supply of inventory, which is considered a "Balanced" market.
The stats I will discuss cover the cities of Agoura Hills, Lake Sherwood, Moorpark, Newbury Park, Oak Park, Simi Valley, Thousand Oaks, Westlake Village, and Camarillo and compare April's numbers with March 2025's numbers for a month-over-month examination.
