
This story involves a listing agent who did some VERY naughty things! In this particular instance, we were representing the buyers on a wonderful piece of horse property in the Bridlepath Neighborhood of Simi Valley.
The transaction went smoothly and there was no sign of any irregularities and the listing side had a well-established agent who was efficient. The transaction closed as one would expect and we thought nothing of it.
Maybe three months later we get a letter from a lawyer and then things got real interesting! It turns out the sellers were actually in the process of getting a divorce and the wife had no idea the house was even listed! It turns out the listing agent had ended up signing the wife's name on all of the contracts, escrow documents, and somehow got the grant deed notarized... I can't recall if she was a notary or not. Thankfully, all the lawyer needed from us and our clients were copies of documents that we were able to provide them. I do not know how the ex-wife's case went, but I do know that the listing agent ended up getting "three hots and a cot" for many years in prison and if memory serves, she also lost her license.
This should be a cautionary tale that crime doesn't pay.
