2019 Ventura County Market Stats

Fresh off the presses are the market statistics for the Conejo Simi Moorpark Association of Realtors ("CSMAR"), for 2019. These statistics represent properties listed within the CSMAR MLS for Ventura County and portions of neighboring parts of Los Angles County.

Key statistics from 2019:

  • The sales volume for 2019 was over 2.6 BILLION dollars, more specifically: $2,673,677,362. This represents a gain of just over $32 MILLION dollars ($32,013,725) in volume over 2018's volume.
  • The average sales price rose $18,591 dollars in 2019 to $840,515
  • Properties were on the market a little longer in 2019, an average of 79 days in the MLS over 2018's 71 days.
  • There were 5,921 new listings in 2019, which is a DROP from 2018's number of 6,345 listings. That is 424 fewer homes listed in 2019 than 2018.
  • In 2019 there were fewer homes sold. 4,518 homes sold, compared to 2018's 4,678 homes sold, which is a decrease of 160 homes.

What Do These Numbers Mean?

These numbers are great, but what do they all mean? Well here is my expert analysis. You've heard all the talk about low inventory and it being an extreme seller's market, well the numbers prove it! There has never been a better time to sell your home! With only less than 6,000 homes listed in an area with over 823,000 residents (2010 census for Ventura County), only having 5,921 homes listed is a drop in the bucket. Even with fewer homes listed, not everything sold. 1,403 listed homes did not sell in 2019. There is a wide array of reasons why this may have happened. Pricing, condition, sellers not being able to find a replacement property, or simply listing the home right within 30 days (standard escrow length) of the end of the year.

As far as prices go, the average sales price has increased. Even with the historically low interest rates and the lowest unemployment rates and strongest economy IN HISTORY, homes are taking an average of almost 80 days to sell.
