Ventura County property taxes, as well as Los Angeles County property taxes and all property taxes due within the state of California are due in two installments.
The first installment is due November 1st and is considered late on December 10th, while the second installment is due February 1st and considered late on April 10th. A good way to remember this is the mnemonic device they teach in the real estate licensing exam prep courses I've taken of "When it comes to property taxes there is No Darn Fooling Around!" "No" is for November, "Darn" is for December, "Fooling" is for February and "Around" is for April.
There are several methods to pay your taxes. The first method is to write a check and send it to the address on the bill. The second method is probably the easiest, and that is to go to the Ventura County Tax Collector's Website and follow the links to pay your bill online. Also at the tax collector's website, you will find information on satellite offices throughout the county where you can pay in person.
Property tax bills are sent by the Ventura County Treasurer-Tax Collector's office and usually arrive in your mailbox in October. You can also go online to the County of Ventura WebTax Website and search via your address or APN.
If you don't pay your property taxes, the first thing that will happen is that you will be penalized in the form of fines or interest. The second thing is that, after a period of time, the county can sell your property at a tax foreclosure auction, just like if you don't pay your mortgage! Now if that happens, you do have some legal recourse afforded to you by state law and for that I recommend you consult a real estate attorney, as I'm not qualified to advise on that topic.
